If you’ve driven along Loop 101 near State Farm Stadium lately, you’ve probably seen the massive VAI Resort taking shape, along with the unmistakable roller coaster tracks of Mattel Adventure Park.
And if you’ve lived in the Valley for any amount of time, you may also be wondering the same thing everyone else is:
When is this place actually going to open?
There’s finally some major news about the long-awaited Glendale development, although we still don’t have an official opening date.
VAI Resort Has Officially Taken Over Mattel Adventure Park
The biggest update is a major change behind the scenes.
VAI Resort has confirmed that it is now the developer, owner, and operator of Mattel Adventure Park.
Epic Resort Destinations, the company previously responsible for developing the Mattel attraction, is no longer developing the Glendale park.
This is significant because VAI Resort and Mattel Adventure Park had previously been developed as separate but neighboring projects. Now, VAI is treating the resort and amusement park as parts of one larger destination.
VAI representatives have said the transition did not slow construction and that work is continuing across the development.
A Project Years in the Making
The development has gone through quite a transformation.
The project originally began under the Crystal Lagoons name and was expected to be completed before Glendale hosted the Super Bowl in 2023.
That obviously didn’t happen.
After a change in ownership, the resort portion was transformed into the much larger VAI Resort concept. Mattel Adventure Park remained part of the overall destination, but its opening date was repeatedly pushed back as well.
Over the years, Valley residents have watched buildings rise and Hot Wheels roller coaster tracks appear along Loop 101 without ever getting the opening everyone has been waiting for.
Now VAI has direct control over both sides of the development.
Is VAI Resort Opening in 2026?
At this point, it appears extremely unlikely.
VAI previously said it would announce its opening approximately nine months in advance. More recent reporting says the company expects to announce its opening timeline roughly 12 months before welcoming guests.
As of August 2026, no opening date has been announced.
That means anyone hoping to check into VAI or ride the Hot Wheels roller coasters this year will probably have to wait a little longer.
There is, however, something important to watch.
VAI says another announcement is expected in November 2026.
Could that finally be the opening announcement?
We’ll have to wait and see.
Construction Is Still Moving Forward
Despite the delays, this isn’t just an empty piece of land with concept drawings.
A huge amount of construction has already happened.
The amphitheater hotel continues to take shape, including guest rooms, the lobby and a steakhouse. The 157-room VAI Villas are reportedly nearing structural completion, and the conference center along Loop 101 is also approaching structural completion.
Mattel Adventure Park is still under construction as well.
When the entire destination is finished, current plans call for approximately 1,100 hotel rooms, restaurants, a massive pool and beach experience, conference facilities, an 11,000-seat amphitheater and Mattel Adventure Park.
It is an enormous project, especially for the West Valley.
What’s Planned for Mattel Adventure Park?
The Mattel Adventure Park website is still active and lists the Glendale location as “coming soon.”
And the attraction lineup sounds pretty incredible.
Guests are expected to find experiences based on some of Mattel’s biggest brands, including:
- Barbie Beach House
- Barbie Dream Closet Experience
- Barbie Flying Theatre
- The Barbie Rooftop
- Hot Wheels Bone Shaker: The Ultimate Ride
- Hot Wheels Twin Mill Racer
- Hot Wheels Go-Karting
- Thomas & Friends: World of Sodor
- He-Man vs. Skeletor Laser Tag
- UNO Wild Climb
- Mattel Games Mini Golf
- Kerplunk Drop Tower
One of the most interesting things about the park is its indoor/outdoor design. That’s obviously a pretty big deal in Arizona, where spending an entire July afternoon standing outside in theme park lines doesn’t exactly sound magical.
Why This Matters for Glendale and the West Valley
As an Arizona native and Realtor, this is the part of the story I’m especially interested in.
The West Valley has changed dramatically.
Glendale’s Sports and Entertainment District already has State Farm Stadium, Desert Diamond Arena and Westgate Entertainment District. VAI Resort and Mattel Adventure Park would add another major tourism and entertainment destination to the area.
VAI estimates that the completed development will create more than 2,500 jobs and generate more than $2.2 billion in state and local tax revenue.
But developments this large can have an impact beyond tourism.
New entertainment destinations can bring additional restaurants, retail, hospitality businesses, employment and infrastructure investment to surrounding areas. They can also make nearby communities more recognizable to people who might never have considered living in the West Valley before.
For homeowners, buyers and real estate investors, that makes this a development worth watching.
It doesn’t automatically mean home values surrounding the resort are going to skyrocket, and I would never make that promise. Real estate values depend on many factors.
But billions of dollars being invested into a major entertainment corridor is certainly something homeowners and future buyers should know about.
So When Will VAI Resort and Mattel Adventure Park Open?
For now, the answer remains:
We don’t know.
There is currently no confirmed opening date for either VAI Resort or Mattel Adventure Park.
But the latest development is important.
Instead of two separate development groups trying to complete interconnected projects, VAI Resort now controls the resort and Mattel Adventure Park.
Construction continues, VAI says it is reworking the park’s guest experience and creative vision, and the company says more information is coming later this year.
The date I’ll be watching?
November 2026.
After years of driving past those roller coaster tracks on Loop 101, hopefully we’re finally getting closer to finding out when we can actually ride them.
And as a fourth-generation Arizona native, I can tell you this: the West Valley today looks nothing like the West Valley I grew up with.
VAI Resort and Mattel Adventure Park could be another huge chapter in that transformation.
